ProManage Experts works with homeowners associations and property managers in the Chicago area. They are the partner we point boards toward most often when the question being asked is bigger than cleaning.

That happens more than you would expect. A board calls us about hallway carpets or a lobby that never looks right, and three questions in it is clear the real problem is a management gap rather than a cleaning one. Nobody has written a scope, nobody is checking the work, and the vendor list has drifted across several board terms until no one is certain who is responsible for what. A better cleaning contract does not fix that. Management does.

Where the two sides meet is the common areas, because that is the part of a building every owner sees and every board hears about. Our work in association buildings covers lobbies, hallways, stairwells, elevators, laundry and mail rooms, fitness rooms and party rooms, on a fixed schedule with a written scope so a board can tell exactly what it is paying for. Turnovers between residents and post construction cleanup after a capital project run on the same crews.

What makes that work well over time is a management side that keeps records. Scope in writing, a schedule the board approved, one point of contact instead of five owners with five opinions, and a paper trail when something needs to change. Where those pieces exist, cleaning becomes a solved problem and stays solved through a board turnover. Where they do not, every new board relitigates the vendor list from the beginning.
